Temperature-controlled warehouse real estate investment trust Lineage continued to upgrade and expand its North American operations as the second half of 2025 commenced.
Lineage ranks No. 12 on the Transport Topics Top 100 list of the largest logistics companies in North America and No. 1 in refrigerated storage.
Novi, Mich.-based Lineage鈥檚 304,000-square-foot Jourdan Road facility in New Orleans became the REIT鈥檚 first customs bonded facility in Louisiana in August after attaining public import house (I-House) status earlier this year.
The facility is the only I-House in Louisiana, according to Lineage. I-Houses provide on-site U.S. Department of Agriculture inspections of imported food.
Customs bonded storage allows imports to be stored under U.S. Customs supervision until duties and tariffs are paid.
鈥淚n today鈥檚 ever-evolving international trade landscape, having the right infrastructure with secure, customs-regulated storage is of growing importance to our customers,鈥 said Brian Beattie, president of western U.S. operations at Lineage.
Lineage has two cold-storage facilities at the Port of New Orleans; the other is at the Henry Clay Avenue Wharf in Uptown New Orleans.
The company now operates 12 bonded warehouses in the U.S. and 42 USDA-approved I-Houses.
Earlier in the third quarter, Lineage revealed plans to expand its Louisville-Winstead cold storage facility in Louisville, Ky., to 82,000 square feet and about 10,300 pallet positions. Construction started in May and is expected to be completed by the end of 2025, Lineage said.
Louisville provides one-day access to at least 66% of major domestic U.S. markets via interstates 65, 64 and 71, according to local authorities.
Lineage kicked off the second half of the year by completing the acquisition of two cold storage facilities in Sainte-Brigide-d鈥橧berville, Quebec, from Entrep么t Congel茅 10/35 and its affiliates.
The company also acquired a separate facility in Laval, Quebec.
Lineage now has more than 30 cold storage facilities in Canada and is expanding three existing sites north of the 49th parallel: the C么te de Liesse facility in Montreal, the Foothills facility in Calgary, Alberta, and the Vaughan, Ontario, location.
The purchases and facility expansions are expected to add a combined 13 million cubic feet and 68,335 pallet positions to Lineage鈥檚 Canadian footprint by mid-2026.
Earlier in 2025, Lineage also expanded its operations in Arizona, Illinois, Kansas, Pennsylvania and Washington state, as well as in Australia, Denmark, the Netherlands and Norway.
Lineage went public in July 2024 and posted a $6 million loss in the three months that ended June 30, compared with a $68 million loss in the year-ago period, the company said Aug. 6. Revenue in the most recent quarter totaled $1.35 billion, compared with $1.34 billion in Q2 2024.
